Today, we visited a fully fitted office space at Great World City. This office unit is approx. 1,711 sf and is on the high floor. The double volume high ceiling brings excellent natural lighting into the office space. The fittings and fixtures are in very good condition.

The 28-storey Straits Trading Building is located at 9 Battery Road, Raffles Place which is the heart of Singapore's Central Business District. The old building was torn down in 2006 and redevelopment was completed in Oct 2009. It is designed in a trapezoidal shape to maximise the views. The higher floors offer panoramic views towards the Marina Bay Sands.
The building comprises 19 office levels, 4 carpark floors, 2 sky garden terraces on level 13 & 21 and retail shops on the ground floor. It won the BCA Green Mark Gold Award in 2009. It is easily accessible via Raffles Place MRT station (within 5 mins walk), and major expressways. A taxi-stand is located right in front of the building.
The typical office floor plate is approx. 8,400 sf. A maximum of only 2 office units per floor ensures lobby frontage for tenants. Column-free layout maximizes efficiency in space planning. Office units come with ceiling boards, lightings, raised flooring, centralised air-con and offer a good 3.0m ceiling height.
Facilities in Straits Trading Building includes function rooms at the sky terraces, complimentary 2-hour valet services for Tenant's guests and concierge services. There is a total of 41 car park lots. There is a cafe at the ground floor lobby and many restaurants, cafes, retail shops, banks, bars and hotels nearby.
Major tenants include law firm Rajah & Tann and serviced office provider Arcc Offices, among others.

OCBC Centre is an office development located in the prime financial district of Singapore. It is 5 mins walk from Raffles Place MRT station.
Today, we visited a 334 sf office unit on level 49 of OCBC Centre. The office unit is currently fitted nicely with 2 rooms, carpet flooring, feature wall, wallpaper and door access system. It is suitable for small office setup or new startup companies in Singapore.
One North Bridge Level 6 is also the High Street Centre building, located in between Clarke Quay and City Hall MRT stations. We have the pleasure to be invited by the owner of Level 6 last week to visit its premises.
Level 6 is exclusively accessible by its office tenants only. Many offices from 500 sf onwards are located on this floor and they are surronded by a beautiful landscape consisting of a garden and koi pond. Koi fishes and turtles co-exist in harmony along a corridor right outside the office units. We feel this is an extremely nice place to work in and whenever we are stressed or need a place to relax and find ideas, we can just step out of our offices anytime.
The well decorated area creates a good fengshui which will bring good fortune, success, prosperity, longevity, courage, ambition and perseverance to all companies and everyone working on Level 6. SIX is a lucky number for the Chinese and many businessmen love to be associated with the number.

The is the office lobby leading up to the office tower. First, we visited Level 8.
Currently, there is a 1,023 sq ft office unit on this level. Office units typically come with ceiling boards, air-cons, lightings and raised flooring. Layout is squarish which helps to make efficient space planning easier.

We then proceed to Level 9. This office unit is similar to the one we just seen. Size and views are pretty much the same.
Next, we went up to the higher floor. There is a whole floor of 4,510 sq ft office space available. If you do not need to be the exclusive whole floor tenant, it is possible for you to take up half floor at 2,282 sq ft or 3 units at 3,541 sq ft.
Floor traps and water points are available for some of the units. This will be suitable for tenants who wish to have internal wet pantries within their own office premises. At this moment, I was already sweating like crazy due to the beautiful hot weather. Then, the blueish swimming pool appeared and I really had an urge to jump in. A client was touring the premises with me, so maybe next time!
If you don't feel like swimming or soaking in the blue pool, there are a few chairs around for you to sit down and enjoy the sun, water, blue sky and views.
Next, we proceed to the gym. There are some cardio machines which will help you burn fat and make some room in your stomach to reward yourself later with some delicious food after a hard day of work.

Today, we shall take a quick tour of Ocean Financial Centre in Raffles Place.
Ocean Financial Centre, completed in 2011, is located at 10 Collyer Quay, Singapore's Central Business District. It is a 43-storey premium Grade A office development designed by Pelli Clarke Pelli, a renowed architetural firm in the world. It is built on the site of the former Ocean Building, which has since been demolished.
Ocean Financial Centre offers approx. 885,000 sf of Grade A office space, with typical floor plates of 20,000 sf to 25,000 sf. It is directly above Raffles Place MRT station and is connected to surronding office developments via an underground pedestrian network. The carpark and retail podium consists of 222 carpark lots and retail space on the ground and basement levels.
In the prime Raffles Place location, you have no shortage of amenities. There are lots and lots of restaurants, cafes, retail shops, banks, rooftop bars, hotels, fitness gyms and more. Walking towards Ocean Financial Centre from Raffles Green, you will find O' Coffee Club directly in front of the building.
Look up and you will find a prominent green wall on the exterior facade of the podium. Do you know that you are now looking at the Singapore map?
The center and largest part of the green wall is the World Map, and follow by the South-east Asia map on the right facade.
This green wall exterior facade has been ceritified as the Largest Vertical Garden by the Guinness World Records as of 13 Sept 2013.
If you are into appreciating art pieces, you can view some world class artworks around Ocean Financial Centre. They are free to view. :) Quite amazing that the 3 artworks installed around the development cost a total of $12 million.
This Tall Tree and The Eye is created by renowned and recently knighted British artist Anish Kapoor. His intention when creating this artwork is to make objects disappear through the reflecting spheres.
Below the giant green wall is the School of Fish which took 10 months to complete. These glass fishes are the creation of Singapore-based Australian artist B. Jane Cowie and it reflects the district's maritime history.
Walk with the glass fishes and you will reach a small cafe.

After a quick coffee break, let us continue our tour. Next, we reached the sheltered drop-off area.
Going around the building, we will see another artwork. It is called Singapore Soul and is made up of words and ideograms in Singapore's four national languages. Do you know which are our 4 national languages? Singapore Soul is created by Catalan artist Jaume Plensa.
We proceed into the office lobby. Definitely a great first impression for your visitors.
A beautiful Steinway & Sons grand piano currently sits at the corner of the lobby area. Over the past 2 years, office workers have enjoyed beautiful perfomances and melodies by several young artistes on this grand piano. We understand that Keppel Reit has generously donated it to School of the Arts (SOTA) and it will probably be leaving Ocean Financial Centre soon.
We then went up to one of the lower floors in the development. Below are some photos of a typical office space in Ocean Financial Centre.
Each floor is approx. 20,000 sf to 23,000 sf. Sub-division from 4,600 sf may be considered. Office units come with a 2.8m floor to ceiling height and raised flooring. The full-height windows all around bring in lots of natural lighting. The column-free layout provides efficiency in space planning.

We were invited by an office owner of Paya Lebar Square to help market 2 of their office units. If you are looking to rent or buy an office space in Paya Lebar Square, hope this article will help you understand the development better.
Paya Lebar Square is a 99-year leasehold commercial development consisting of strata-titled office units and a shopping mall. Office spaces are of various sizes from approx. 500 sf onwards. It is conveniently located right in front of Paya Lebar MRT Interchange, serving the East-West and Circle lines. It is only a short 10-15 mins drive to the Central Business District.
In the near future, the Paya Lebar district is planned to be a major commercial and entertainment hub outside the CBD. You can look forward to more offices, retail, hotel and public spaces in the precinct. Approx. 12ha of land around Sims Ave and Geylang Road will be put up for development, yielding some 5.4 million sf of commercial space. Most will be for office space. The decentralisation plans by authorities aims to provide jobs closer to homes, and reduce congestion and travelling times to and from the city centre.
Many investors see this potential value and as such, most of the office units in Paya Lebar Square were snapped up during launch. As of 1 Apr 2015, there were only a few units left.
Paya Lebar Square is designed by DP Architects, an award winning architectural firm. There is a 10-storey office tower above a 3-storey retail podium and multi-storey carpark, with a landscaped garden on level 4. Paya Lebar Square is designed for the BCA Green Mark Gold Plus award.
Each office floor is approx. 43,000 sf. All offices units have provision of celing boards, raised flooring, lightings and double-layered sprinkler system. Some units will be equipped with water supply and waste discharge facility. Recently, we noticed that many new strata office developments are in "Bare shell" condition i.e. no lights, no ceiling boards and with cement flooring, which make them very "industrial" looking. We think it is great that the developers of Paya Lebar Square chose to have such provisions for their office space units.
The floor-to-ceiling height windows bring good natural lighting into the office spaces. If you are lucky, you may find units that have panoramic views facing the city skyline.
Security features in Paya Lebar Square include the Card Access System, Turnstile-equipped Lift Lobbies, Closed-circuit TV monitoring system and Building Automation System. You will have a peace of mind that your office units will not be accessible by just anyone.
At the 95,000 sf retail podium, you can find banks, retail shops,hair & beauty salons, food court, cafes & restaurants and a supermarket from basement level to level 2. We know great and affordable food choices are most important for many of you. Paya Lebar Square was completed and TOP in Nov 2014. Based on a Straits Times report on 5th Apr 2015, only about 10% of the 556 office units are occupied. When we visited a few days ago, the occupancy level has improved slightly however still more than half the office tower is vacant.
This scenario is very common for brand new strata developments. Many investors have the mindset that there are hundreds of potential office tenants looking to rent their new offices. The reality often does not meet their expectations. Owners were asking rentals as high as $6.50 - $7.00 psf pm at the start. The more experienced investors would rather not compete with these "high expectation" owners. They prefer to offer their units at "below market rent" to secure the first tenants rather than leaving their units empty for a year or more.
In the current tenant's market, there is real opportunity to secure a new office space in Paya Lebar Square at a very attractive value. As such, many companies are taking up new space here. Once the building achieved above 90% occupancy, landlords will slowly revise their rentals back to the market value.
Renting of offices largely depend on demand and supply. There are 556 office units in Paya Lebar Square --> the supply. How many potential tenants are there now and how many units are competing for the same tenants --> the demand?

Recently, we visited Park Mall development located at 9 Penang Road, within 5 mins walk from Dhoby Ghaut MRT station.
Park Mall comprises 10 storeys of office space from 6th to 15th storey, including 2 penthouse levels. Some of the units offer good unobstructed views of the surronding parks and greenery. Office units are generally of regular layout and column-free which provides efficiency in space planning. F&B outlets are located in the basement.
